The site
comprises 9.3 acres of land located at the junction of Windmill
Lane and Denton Hall Farm Road and is very close to Junction
24 of the M60 Manchester orbital motorway, which is also a junction
with the M67 heading east, providing a transpennine link via

Planning Permission was granted in September 2002 for B1, B2,
B8 industrial / office development and in December 2002 Reserved
Matters Approval was granted for a 90,000 Ft² (8,361m²)
industrial unit including 2,500 Ft² of first floor offices

- The
warehouse is 9 metres clear height to underside of steel
frame at haunch level together with provision for office
and staff facilities.
- The
development includes a tarmacadam surfaced car parking area
for 51 cars and a concrete service yard area for manoeuvring
HGV vehicles and parking bays for HGV vehicles. Other external
works shall include landscaping, a sprinkler system water
storage tank and pump house and security fencing to the
perimeter of the site.
- The
slab in respect of the industrial area is designed to sustain
a minimum uniformly distributed superimposed loading of
50 KN/m2 UDL, and to accommodate 6 tonne individual leg
loads on base plates with a loaded area of 188mm x 100mm
